“Lessons learned by improving teamwork in Asset Management”

2022 has become a year of progress for Heijmans Utiliteit Schiphol. Heijmans has been carrying out the maintenance of a significant part of the property portfolio for Schiphol since 2019. This is an asset management contract, in which the principles of ISO 55001 are leading. Due to several developments, an extra stroke of quality was needed to properly serve the complexity of this beautiful contract.
The step towards asset management was both necessary and desirable. A task with substantive, organisational and process aspects. In order to make this step successfully, it was decided to call in external expertise from Gabby van Meer and Jeroen van der Gaag van (Interchange coaching & consultancy).

Together with the asset management team, asset management processes where improved within Heijmans Utiliteit Schiphol and boosted and intensified communication and cooperation with Schiphol. Gabby’s and Jeroen’s roles were complementary with Gabby primarily taking on the Strategic Vision and Jeroen taking on the overall leadership of the group and coaching the team. The contract has now entered another contract period, with smart agreements on further development and delivery points.

The asset management process is risk-based and performance-driven. From the basis, by means of FMECAs, the most critical assets were further mapped out and a comparison was made with existing maintenance. This was done with intensive involvement of Schiphol. By means of well-designed processes and a thorough connection to practical situations (e.g. the mechanics), the quality of asset data has improved and with it the quality of decision-making.

At Heijmans, the Faults Problems and Changes (FPC) process was implemented internally to professionalise prioritisation. A process in which everyone can ask their question about assets with an accompanying risk assessment. Based on this, prioritisation and management measures are established.
Gabby and Jeroen have ensured the further professionalisation of services to and with Schiphol. With great pleasure and enthusiasm we look back on an intensive and successful period of cooperation between Heijmans Schiphol and Interchange coaching & consultancy.
